TOLERO International helps international companies find industrial and logistics premises in North Rhine-Westphalia — warehouses, logistics facilities, production and industrial units and development land, to let or for sale. We do not advertise properties on this website. We take your requirement profile, match it confidentially against the space owners have entrusted to us, and approach owners directly where nothing is advertised. The firm is owner-managed, run personally by Tolga Eroglu from Solingen, and licensed under section 34c of the German Trade Regulation Act (§ 34c GewO).
North Rhine-Westphalia is the most populous of the sixteen German federal states. For a company entering Germany, the reasons to look here are geographic.
Several of Germany's principal motorway corridors cross the state: the A1 running north-south from the Hanseatic ports through the Ruhr and Cologne, the A2 eastwards towards Hanover and Berlin, the A3 along the Rhine from the Dutch border towards Frankfurt, the A40 through the Ruhr conurbation, and the A45 towards the Sauerland and Hesse. Sites here are commonly described by the junction that serves them rather than by the town alone.
Duisburg has Europe's largest inland port, a trimodal hub where inland waterway, rail and road meet. Cologne/Bonn, Düsseldorf and Dortmund airports serve air freight and business travel, and the Belgian and Dutch borders are close — relevant where European distribution runs through Antwerp or Rotterdam.
We do not quote rents, yields or market statistics here; such figures are meaningful only for a specific building.
Many companies know exactly what their operation needs, but not how the German market for industrial space works. That is where we come in.
It is equally important to say what we do not do. TOLERO International is a commercial property agency. We do not give legal, tax or immigration advice, we do not prepare planning or change-of-use applications, we do not act as translators and we do not incorporate companies. For those matters please instruct German lawyers (Rechtsanwalt), tax advisers (Steuerberater) and specialist planners, and speak to the relevant local building authority (Bauamt) and the regional economic development agency.
Advice is given personally in German and English; further languages through our network. A Chinese page is available at 中文.
The German market separates these categories more sharply than the English word "warehouse" suggests, and the distinction affects planning permission and specification alike.
The state is not one market but several. Knowing which sub-region fits your operation narrows a search faster than any filter.
The Rhineland — Cologne, Düsseldorf, Bonn, Neuss, Krefeld and Mönchengladbach — is served by the A1, A3, A57 and A59, within reach of Cologne/Bonn and Düsseldorf airports. The Ruhr area — Duisburg, Essen, Bochum, Oberhausen and Dortmund — lies along the A2, A40, A42 and A43, with the Port of Duisburg at its western end. The Bergisches Land — Wuppertal, Solingen and Remscheid, where our office is — is shaped by metalworking and toolmaking, with older stock and hillside sites. The Münsterland and East Westphalia — Münster, Bielefeld, Hamm and Paderborn — offer larger plots along the A1, A2, A33 and A44.
Our focus is North Rhine-Westphalia; neighbouring regions on request. The city pages below are in German, the language of the documents you will sign.
Four steps, from the first conversation to completion — with no obligation until a written agreement is in place.
You describe area, intended use, target region and timing, in English or German. If it is a requirement we cannot serve well, we say so at once.
We compare your profile with the premises entrusted to us for letting or sale. Your identity is not disclosed without your consent — relevant when an expansion is confidential.
If nothing suitable is available, we contact owners in your target region directly, including those who have never offered their building. This takes time, and we say so.
You receive a shortlist with reasons for each property, not a longlist. We organise viewings, gather the documents your advisers need, and support you through the negotiation to completion.
No. Owners entrust space to us on the understanding that it is not advertised publicly, and confidentiality is the basis of those relationships. You therefore receive a shortlist personally, after we have matched it against your requirement profile, rather than a list of advertisements.
Our focus is North Rhine-Westphalia: the Rhineland, the Ruhr area, the Bergisches Land and Westphalia. Neighbouring regions are possible on request. We do not claim to cover the whole of Germany, and we will say so plainly if a location lies outside what we can serve properly.
Advice is given personally in German and English. Further languages, including Chinese, are available through our network of partners. Contracts, land registry extracts (Grundbuchauszug) and building documentation are drawn up in German, so translations should be arranged with a qualified translator where they are needed.
Our commission is charged according to our terms and conditions, which are published on this website. The applicable rate and the conditions under which it becomes payable are agreed in writing before we begin, so there is no surprise at the end of a transaction.
No. We are a commercial property agency, not a law firm, a firm of tax advisers or a planning consultancy. We do not provide legal, tax, immigration or permit advice, and we do not set up companies. For those matters please instruct German lawyers (Rechtsanwalt), tax advisers (Steuerberater) and specialist planners, and speak to the relevant local building authority (Bauamt) and the regional economic development agency. We are happy to work alongside the advisers you appoint.
